Check in to Grove Island for the 2025\/2026 Academic year is September 1st 2025 for Autumn and full year students and January 12th for Spring semester students.\u00a0<\/p>

LSAD is about a 5 minute walk from the student village.<\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t

The deposit is separate to your rent. It becomes a damage deposit once you arrive to the village and will be returned to you after your stay as long as there is no damage to the accommodation or any outstanding bills.\u00a0<\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t

\n\t\t\t\t\t

Refunds are processed 6-8 weeks from the check-out date on the licence agreement.<\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t

Application Cancellation Policy<\/span><\/p>

If the applicant is unsuccessful in their application to their chosen college and wishes to cancel the accommodation, the applicant must cancel by email by close of business on the\u00a015th<\/sup>\u00a0August 2025.\u00a0<\/span>Cancellations by telephone will not be accepted.<\/p>

In the event of cancellation by the aforementioned date, a \u20ac100 cancellation fee will be deducted from the booking deposit and the remainder refunded. Refunds will be issued by bank transfer only. If the applicant cancels after the cut-off date outlined above no refund will be issued and the full security deposit will be retained.<\/p>

An exception will be made for 1st year students waiting on CAO offers \u2013 if they cancel within 48 hours of the release of 1st round CAO offers,\u00a0a cancellation fee of \u20ac100<\/span>\u00a0will be applied and the balance of their deposit will be refunded. However if they cancel later than 48 hours after 1st round CAO offers are released they will lose the full deposit.<\/p>

Tenant Cancellation Policy<\/span><\/p>

If the tenant cancels after having paid the first rental instalment, or at any time during the course of the lease agreement, a refund of rent will only be made after the bed-space has been resold and paid for. The cancelling tenant is responsible for rent for any period up until the new tenant moves in. Grove Island Student Village is not obliged to find a replacement tenant. If a replacement is not found the tenant may be held liable for any outstanding rent for the duration of the fixed term lease.<\/p>

Failure to refill the bed space will result in the tenant losing all monies paid. If a replacement tenant is found partial rental refund will be processed from when the new tenant moves in.\u00a0 \u00a0\u00a0After check in, any electricity prepayment applied to the pre-paid meter cannot be refunded. The utilities fee will be refunded on a pro rata basis from the date of the payment of the replacement tenant. Bill Management fee is non refundable. If a replacement tenant is found, once the tenant has departed an inspection of the property will have to take place before any monies due to the outgoing tenant can be refunded. Any rent arrears, damages, cleaning issues or missing inventory will be deducted from these monies.<\/p>

\u00a0<\/span>Please note that when a student leaves, management has the right to move another resident into that student\u2019s vacant room.\u00a0 If this occurs, the student must still find a replacement for the room which is vacant.<\/span><\/p>

\u00a0<\/span><\/p>

Late applicants<\/span><\/p>

For any late applicants booking after the commencement of the lease where spaces have become available due to cancellation, full payment due must be made within 24 hours of offer of room or the room will be forfeit.<\/p>

\u00a0<\/span>Semester 2<\/span><\/p>

Any applicant who is successful in securing a bed space for Semester 2, once the booking \/ damage deposit is paid to secure the room there will be a 24 hour cooling off period after which no refund will be given in the event of cancellation. The first rental payment, electricity prepayment & utilities fee is due on or before 15th<\/sup>\u00a0December 2023.<\/p>

The same booking cancellation procedure as above will apply to Semester 2 students.<\/p>

\u00a0<\/span><\/p>

Eviction<\/span><\/p>

If a student is evicted, no refund will be made.<\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t

Mattress protector is provided for each bed, (return to reception if they wish to purchase their own)<\/p>

Students must bring their own duvets, pillows, towels, toiletries and bed linen.<\/p>

The majority of the bedrooms have single beds.
There is a limited number of double beds, allocations are random.
Any student who is allocated a double bed will be notified so they can purchase the correct size duvet etc.<\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t

Each kitchen is equipped with crockery, utensils and cutlery for each resident. Kitchens are fully equipped with a bin, hoover, mop and mop bucket, microwave, kettle, toaster, hob, oven, refrigerator & freezer.

The village offers limited <\/b>on street parking around Grove Island with permits issued to students. Students can also avail of the use of the multi-story car park beside Grove Island at special discounted rates for students<\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t

Your apartment and room number will be available to you on check-in. If you have requested to live with someone, we will do everything we can to fulfil your request. However, this is not always possible or guaranteed.<\/p>

Students who wish to share with a friend must be staying for the same length as their friend and their friend must also request to live with them in order for a request to be considered.\u00a0<\/p>
